Bridging finance is a short-term loan secured against property, used to "bridge" a gap in funding — for example while you wait for a sale to complete, finish a refurbishment, or need to move fast at auction. Terms are typically 1–24 months.
Straightforward cases can complete in as little as 5–7 working days from instruction, depending on how quickly valuation and legal work can be carried out. Auction purchases are prioritised to meet exchange and completion deadlines.
We specialise in unregulated bridging finance, typically used for investment, commercial and business purposes rather than a borrower's own residence. Where a loan may fall under FCA regulation, we'll always make this clear before proceeding.
Common uses include auction purchases, refurbishment and light development, releasing equity from an existing property, breaking a chain, and funding onward purchases ahead of a sale completing.
We charge one transparent application fee of £495. Lenders may separately charge arrangement fees, valuation fees and legal costs, all of which are set out clearly in your Agreement in Principle before you commit to anything.
Loan-to-value typically goes up to 75% of purchase price, with up to 100% of refurbishment costs available on suitable projects via staged drawdowns. The right amount depends on the property, exit strategy and lender criteria.
